We invest for one purpose
Capital Resources purchases and renovates residential properties with one purpose: bring older homes up to modern, healthy-living standards quickly, efficiently and with minimal disruption before making the property available on the rental market. The Healthy Homes Standards set the legal baseline for warmth, dryness and ventilation in rental housing — covering heating, insulation, ventilation, moisture ingress & drainage, and draught stopping — and every residential rental must comply to give its occupants a quality standard of living.
We design our renovation programs to meet those standards and add long-term value to the neighbourhood.
What we fix (and why)
We target the five Healthy Homes areas that make the biggest difference to occupants’ health and a property’s longevity:
- Heating — install fixed, energy-efficient heaters sized to warm the main living area to the required level so tenants can reach a healthy indoor temperature.
- Insulation — upgrade or install ceiling and underfloor insulation to required R-values and replace or top up old, degraded batting.
- Ventilation — fit compliant extract fans in bathrooms and kitchens and ensure every living space has an openable window or mechanical ventilation where needed.
- Moisture ingress & drainage — repair gutters, downpipes, sub-floor drainage and external cladding details to prevent water entry and rising damp.
- Draught stopping — seal gaps around windows, doors, skirtings and service penetrations to reduce heat loss and condensation.
Addressing these areas prevents mould, reduces heating bills for tenants, and meets legal obligations for landlords.
How we manage renovations — a turnkey approach
- Rapid property assessment: on-site inspections with trades present identify immediate risks (mould, leaks, asbestos) and the scope needed for Healthy Homes compliance, along with any feature changes that would benefit future tenants.
- Efficient, cost effective planning: we are organised to pursue the right results without adding costly delays or unnecessary “wants” to the renovation phase.
- Licensed, local professionals: we use experienced local trade teams who are knowledgeable with council consents, building codes and tenancy legislations so works are completed right first time while we support local economies.
- Phased tenant-friendly timing: where properties are tenanted we minimise disruption with staged works, temporary rehousing assistance if needed, and clear communications.
- Compliance documentation: on completion we create records and certificates required to demonstrate Healthy Homes compliance and which give our tenants peace of mind.
We may make additions also
Time changes what we as a nation view as important to us in our homes and living spaces. Where we once wanted individual rooms for each use, we now want open plan designs, indoor/outdoor flow, and all while maintaining adequate heating, draught protection and privacy. We work hard to incorporate such changes to our properties as we upgrade them, increasing the enjoyment of each dwelling as we progress.
